If you’re a landlord, your property must undergo Gas Safety Checks annually, and you should be aware of the following legislation.

As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe.

Appliances, fittings and flues in a communal area but which may be used by tenants are also included.

You are responsible for the maintenance and repair of flues,appliances and pipework provided for your tenants use by a Gas Safe registered engineer .

Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue which you provide and annually thereafter by a Gas Safe Registered engineer.

You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

Who Is A Landlord?

In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than 7 years or under a licence .

Regardless of whether you are a landlord under GS(IU)R 98 you may be considered a landlord under other related legislation.

Landlords’ duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively:residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostelsrooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotelsrented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.

How We Can Help

As a landlord, you are legally responsible for ensuring your property is safe for letting, which includes all gas appliances, flues, gas pipework and fittings (as stated in the Gas Safety Regulations 1998)

New landlords don’t always know how to obtain a gas safety certificate. If you’re a new landlord, don’t worry, we can inspect your property and issue the relevant certification. The procedure is relatively inexpensive and straightforward.

The Process

If you require a Gas Safety Inspection and certification, give us a call and arrange a time for one of our Gas Safe Registered Engineers to visit. We have been undertaking inspections for many years. Rest assured, an experienced, qualified engineer will be checking your property.

Please be aware you must have an inspection and a valid certificate before letting your property, letting agents and prospective tenants will likely ask for a certificate before signing up. By law, landlords must produce a Gas Safety Certificate on request.

An inspection ensures your letting a safe, legal property. Good landlords want peace of mind their tenants are safe.

Certified Engineers

One of our engineers will arrive at your property at the agreed time and show you their Gas Safe ID card.

Gas Appliances

All gas appliances, including boilers, ovens, hobs and fires, are checked for damage, burn rate (to ensure gas is burning correctly), and tight connections to the gas supply. Appliances have safety devices. These are checked to make sure they’re working.

Air Supply

Gas appliances require a minimal amount of air for safety reasons; the air supply around each appliance is tested.

Flues & Chimneys

Testing devices verify if gasses are being expelled properly through the chimneys and flues.

External Safety Devices

External safety devices such as smoke and carbon monoxide alarms are tested to ensure they’re working.

Pipe Work

Pipework that supplies the appliances with gas is thoroughly checked

Faults

If any faults are found, they will have to be rectified before we can sign off your property. Minor defects sometimes can be fixed during the inspection. We’ll quote for any extra work involved in the event of a fault. We may have the required parts with us (on the van), or parts may have to be ordered, and we’ll have to agree on a later date.

The Certificate

Once your property has passed the inspection, a certificate is issued, which proves your property is safe for your tenants.

The Certificate Includes

  • The gas engineers (who’s carrying out the inspection) name, reg number and signature
  • The date the checks took place
  • The address of the property inspected
  • The name and address of the landlord or letting agent
  • A description and the location of every gas appliance, flue or part inspected
  • Any defects and action is taken to remedy the defects
  • Confirmation that the safety check has included an examination of the matters referred to in paragraphs (a) to (d) of
    regulation 26(9) of the Gas Safety (Installation and Use) Regulations 1998

Renew Your Certificate Every Year

You must renew your Landlords Gas Safety Certificate every 12 months. We’ll get in touch two months before your certificate’s due to expire to ensure you don’t miss the deadline.
